Eastern Property Solutions was founded on a simple observation: owners of Melbourne's finest high-value homes deserve better than the reactive, impersonal property maintenance experience most of them put up with.

After three decades in residential construction, I've seen what happens when problems are ignored, when trades are poorly briefed, and when nobody is truly looking after a property. EPS exists to change that.

We work with a deliberately select number of clients. Not because we're exclusive for the sake of it — but because genuine stewardship requires time, attention, and a real relationship with each property we care for.

When you engage EPS, you're not dealing with a call centre, a franchise, or a managing agent splitting their attention across a portfolio of 300. You're dealing with a qualified carpenter who will know your home as well as you do.

What does a Home Health Check involve?+

Think of it as a conversation with your home. We walk through the entire property — roof, gutters, drainage, external fabric, internal structure, wet areas, roof space and subfloor — and listen to what it's telling us. Everything we find is documented and delivered as a clear, prioritised condition report. Not a list of problems, but a picture of where your home is today and what to think about tomorrow.

How is EPS different to a property manager?+

Property managers are focused on tenants. EPS is focused entirely on your home and you. There's no portfolio of hundreds of properties, no after-hours call centre, no one who doesn't know your name. Just one experienced person who understands your home, remembers what was discussed last visit, and is genuinely invested in how things are going.

Are you a licensed building inspector?+

We're not, and we think it's important to be upfront about that. EPS provides independent maintenance assessments based on thirty years of hands-on residential construction experience. We help you understand your home, identify what needs attention, and connect you with the right people to address it. If you ever need a formal report for conveyancing or legal purposes, we'll point you in the right direction.

How many clients do you take on?+

Not many — and that's intentional. Genuine stewardship takes time and attention. We'd rather know a small number of homes really well than spread ourselves thin across hundreds. Every client relationship matters to us, and we want to make sure yours always feels that way.

What suburbs do you service?+

We work across Melbourne's eastern suburbs — Hawthorn, Kew, Camberwell, Toorak, Glen Iris, Armadale, Balwyn and the surrounding area. If you're not sure whether your suburb is covered, just reach out. We're always happy to have a conversation.

Do you take commissions from trades?+

Never. Our fee is fixed and our advice is completely independent. We have no financial relationship with any trade or supplier — which means every recommendation we make is based entirely on what's right for your home. Nothing else.

What does a stewardship plan look like month to month?+

Every month we visit, walk through the property, and look at things with fresh eyes. You receive a written summary of what we found and what we're keeping an eye on. Seasonal maintenance is planned ahead of time, trades are organised and overseen on your behalf, and Scott is always a call or message away. It's the kind of care most homes never get — and most owners didn't realise they were missing.

I already have trades I trust. How does EPS fit in?+

Wonderfully, as it turns out. EPS works alongside your existing trades, not instead of them. We make sure the right work is identified at the right time, your trades are properly briefed, and the finished job meets the standard your home deserves. Think of us as the constant — the one person who knows the full picture, regardless of who's doing the work.

I'm pretty on top of things. What would EPS actually add?+

Probably more than you'd expect — and we say that warmly, not as a sales pitch. The homeowners we work with are capable, organised people.
